January Property sales were 392, down -8.4% from 428 in January of 2017 and -36.1% lower than the 613 sales last month. January 2018 sales were at a mid level compared to January of 2017 and 2016. January YTD sales of 392 are running -8.4% behind last year's year-to-date sales of 428.
The Median Sales Price in January was $213,500, up 10.6% from $193,000 in January of 2017 and down -3.0% from $220,000 last month. The Average Sales Price in January was $234,859, up 13.2% from $207,448 in January of 2017 and down -2.1% from $239,823 last month. January 2018 ASP was at highest level compared to January of 2017 and 2016.
Inventory & MSI
The Total Inventory of Properties available for sale as of January was 1,825, up 0.7% from 1,813 last month and down -11.4% from 2,060 in January of last year. January 2018 Inventory was at the lowest level compared to January of 2017 and 2016.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The January 2018 MSI of 4.7 months was at its lowest level compared with January of 2017 and 2016.
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for January was 61, up 13.0% from 54 days last month and down -17.6% from 74 days in January of last year. The January 2018 DOM was at its lowest level compared with January of 2017 and 2016.
Selling Price per Square Foot
The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The January 2018 Selling Price per Square Foot of $119 was down -2.5% from $122 last month and up 10.2% from $108 in January of last year.
